You'll own the entire value chain: from sourcing off-market opportunities and conducting rigorous feasibility analysis, through negotiation and approvals, to settlement and construction handover. If you're energised by competitive markets, complex negotiations, and closing deals that have tangible, visible impact, this is your opportunity.

This role demands resilience and commercial judgment. You'll compete for prime sites in tight markets, navigate complex approval processes, manage deals that occasionally don't proceed despite your best efforts, and make high-stakes recommendations with imperfect information.

This is a development acquisitions role where you'll operate as a principal investor—acquiring and developing strategic assets that become the operational core of the business. You won't be building to sell or managing someone else's portfolio. You'll be making high-stakes investment decisions, securing premium sites, and watching them transform into revenue-generating assets that drive long-term business growth.

  • Source & Secure Premium Opportunities: Leverage industry networks, direct landlord relationships, and market intelligence to identify and secure freehold and leasehold sites before they reach the broader market. Build and maintain a robust pipeline across metropolitan and regional markets.
  • Negotiate & Execute: Lead end-to-end transaction management from heads of terms through to settlement. Navigate commercial negotiations, manage stakeholder dynamics, coordinate authority approvals, and drive deals to completion even when obstacles emerge.
  • Manage Through Construction Handover: Partner with the construction team to ensure projects are delivered on time and within budget, maintaining involvement until operational handover.
  • Investor-Level Impact – Make acquisition decisions that directly shape business growth and portfolio value
  • Provide Strategic Market Intelligence: Act as the real estate expert for the business. Advise on market pricing, rental trends, emerging precincts, and competitive activity to inform broader strategic decisions.
  • End-to-End Ownership – From origination to construction handover, you control the entire process
  • Strategic Influence – Your market intelligence and site recommendations inform executive-level expansion decisions
  • Evaluate & Underwrite: Conduct detailed feasibility analysis and commercial assessment. Present compelling investment recommendations to leadership that demonstrate site viability, risk factors, and strategic alignment with growth priorities.

  • Negotiation & Deal Execution: Proven track record negotiating complex transactions with institutional landlords, private vendors, shopping centre operators, and agents. You know how to structure deals, manage risk, and get to settlement.
  • Pipeline & Stakeholder Management: Experience managing multiple concurrent opportunities at various stages while keeping diverse stakeholders aligned. You prioritise effectively and maintain momentum without micromanagement.
  • Property & Development Credentials: Tertiary qualification in real estate/property plus 5+ years in acquisitions, commercial/retail property development, transactions, or leasing. Demonstrated experience closing both freehold and leasehold deals.
  • Deal Volume & Velocity – Execute multiple high-value transactions annually, building experience that typically takes a decade
  • Commercial & Analytical Capability: Strong feasibility analysis skills. You can assess site potential, identify risks, model scenarios, and communicate your conclusions clearly to executive stakeholders.
