The Leasing Coordinator role is tasked with coordinating marketing, leasing and renewal strategies to meet occupancy, revenue and resident‑retention goals. Responsibilities include handling all leasing activities, ensuring apartments are move‑in ready, and delivering exceptional resident satisfaction throughout the lease term.
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, and preparing leases.
- Inspect apartments before move‑in to ensure readiness and coordinate maintenance as needed.
- Monitor market and competitor conditions, develop marketing plans, and follow policies on concessions to boost occupancy.
- Design and execute marketing activities such as resident referral programs, employer outreach, and online advertising.
- Utilize property management software to track availability, traffic, leasing activities, and resident data.
- Maintain show unit standards by inspecting marketing corridors, coordinating maintenance, and merchandising.
- Follow up with prospects and new residents via email, thank‑you notes, and calls to ensure satisfaction and lease decisions.
- Support the lease renewal program by preparing renewal letters, contacting residents before move‑out, and ensuring timely signing.
- Respond promptly and courteously to resident and owner concerns, taking action or forwarding requests appropriately.
- Maintain all state and local required licenses and certifications.

The position requires physical stamina to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance), and the ability to work in all weather conditions. Flexibility is essential, as the schedule may include evenings, weekends, holidays and on‑call duties, and occasional travel to support other properties or training.
- Hold a valid driver’s license to operate a golf cart on the property.
