About the Role

The Maintenance Technician (onsite) is responsible for planning, coordinating, and executing maintenance tasks to preserve property values and ensure a safe, high‑quality living environment. Reporting to the Community Manager, the technician handles repair requests, scheduled and emergency maintenance, and ensures work aligns with service contract standards while acting as the onsite liaison between EBC and residents. • Perform routine preventive maintenance to keep building systems efficient and prevent property deterioration • Complete carpentry, painting, plumbing, and electrical repairs, including span and boiler inspections, laundry and exercise equipment checks, and maintain supply records • Clean and repair fixtures such as lights, locks, windows, doors, screens, walls, floors, gutters, and drains; pressure wash, remove cobwebs, and clean trash and recycling bins • Operate and repair systems and equipment as needed • Conduct daily site walks to identify issues and report violations or concerns to the Community Manager, including parking and CC&R enforcement • Prepare and submit weekly maintenance reports detailing completed tasks and outstanding issues • Attend monthly safety meetings • Serve as onsite liaison between EBC and the residential community, ensuring service standards are met • Conduct unit inspections when emergency calls are received • Provide water shut‑offs and construction assistance • Respond to lockouts and emergencies • Assist with quarterly fire safety inspections of hoses, extinguishers, alarms, ladders, and sprinklers • Conduct annual site walk and schedule tree and hedge trimming • Inspect weekly landscape service and conduct site inspections 2–4 times per year • Inspect garbage enclosures twice weekly and schedule annual Christmas tree pickup • Review monthly pest control reports and meet with technician 4–8 times per year • Meet with elevator service technician 8–12 times per year and call for service as needed • Oversee boiler system maintenance and assist with electrical repairs as needed • Perform daily janitorial site inspections, maintain supplies, and communicate homeowner concerns to the Community Manager • Respond to after‑hours emergency calls, acknowledge within 15 minutes and address promptly • Communicate effectively with internal and external customers and clients • Provide professional customer service • Follow company policies, procedures, and forms • Manage time and prioritize critical tasks • Properly use power tools, ladders and protective equipment • Safely operate, climb, and work on ladders (1–2 stories) up to 24–28 ft • Operate smartphone and email for daily operations and reporting • Operate a vehicle between locations • Perform movements such as sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb • Use hands and fingers to input data; talk or hear to gather and provide information

What You Bring

Candidates must demonstrate effective communication with customers, knowledge of general maintenance, electrical and plumbing codes, OSHA and local safety regulations, and strong professional customer service skills. Physical requirements include climbing ladders up to 28 ft, lifting 20 lb frequently, and performing a range of movements such as bending, twisting, and kneeling; reasonable accommodations are available. A high school diploma or GED and 3‑5 years of related experience are required. • Understand general maintenance documentation, safety, reporting, and regulations • Know electrical and plumbing codes and maintenance requirements • Know OSHA worksite and personal safety requirements • Know state or local governmental safety requirements • Exhibit professional communication skills (phone, interpersonal, written, verbal) • Interpret and complete verbal and written instructions proficiently • Lift and carry up to 20 pounds frequently • High School Diploma or GED required • 3–5 years of directly related or closely related experience
