About the Role
Key responsibilities include preparing annual budgets/measuring reserve study data, handling RFPs and bid evaluations, negotiating contracts, and overseeing contractor performance. The manager conducts weekly property inspections, ensures compliance with insurance requirements, develops policies, prepares management reports, attends board meetings, and follows up on action items. Additional duties involve supervising administrative tasks, maintaining strong owner relationships, responding promptly to communications, addressing homeowner concerns, reviewing association governing documents, monitoring account histories, processing delinquent accounts, approving maintenance work orders, and being on call for after‑hour emergencies. • Manage condominium, townhome, and homeowner associations. • Prepare annual budgets and integrate reserve study data. • Issue RFPs, evaluate bids, and negotiate contracts with contractors. • Conduct weekly property inspections and document violations. • Review insurance requirements and develop policies/procedures. • Produce management reports and attend board meetings. • Oversee administrative work and coordinate with assistants. • Maintain owner relationships൯respond promptly to communications. • Review governing documents (Declarations, By‑Laws, Rules). • Monitor account histories and process delinquent accounts. • Approve maintenance work orders and conversion/closing packages. • Provide after‑hour emergency on‑call support.
