About the Role
The Maintenance Technician performs exterior carpentry, painting, plumbing, electrical, and minor roofing repairs to ensure the communities we manage are properly and safely maintained. This role includes routine preventive maintenance, cleaning and repairing fixtures, and operating and maintaining equipment and company vehicles as needed. • Perform routine preventive maintenance to ensure building systems operate efficiently and physical condition does not deteriorate. • Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to keep building properly maintained. • Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains. • Operate and perform routine maintenance and repairs on systems & equipment as needed. • Maintain company‑issued vehicle (routine PMs, oil changes, etc.). • Communicate effectively with internal and external customers and clients. • Follow OSHA worksite and personal safety requirements. • Follow state or local governmental safety requirements. • Provide professional customer service. • Manage time and prioritize tasks critically. • Provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.). • Safely operate, climb, and work on ladders up to 24‑28 ft (1‑2 stories). • Operate smartphone & email for daily operations, communication, and expense reports. • Drive a vehicle between locations as needed. • Perform a range of motions: sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel, and climb. • Use hands/fingers to input data into information systems and communicate verbally. • Work outdoors year‑round, frequently standing, walking, lifting, and operating powered equipment with proper safety techniques; exposure to rain, heat, or cold.

What You Bring
• Understand general maintenance requirements, documentation, safety, reporting, and regulations. • Know electrical and plumbing codes and maintenance requirements. • Exhibit professional communication skills (phone, interpersonal, written, verbal). • Interpret and complete verbal and/or written instructions proficiently. • Understand company policies, procedures, and forms. • Be self‑motivated, proactive, detail‑oriented, and a team player. • Lift and carry up to 20 lb frequently. • Hold a High School Diploma or GED. • Possess 3‑5 years of directly related or closely related experience. • Travel may be required (no overnights).
