About the Role
The Maintenance Supervisor oversees a team to ensure daily maintenance tasks, service requests, and property make‑ready standards are met. They track progress, address chronic issues, and ensure all work orders are completed accurately and to tenant satisfaction, typically within 24 hours. The role also includes performing a wide range of repairs, conducting move‑in/out inspections, mentoring staff, and coordinating with property managers, suppliers, and contractors. • Oversee maintenance team to ensure daily tasks, service requests, and property make‑ready standards are met. • Review and track progress of service requests; identify chronic maintenance issues. • Respond to maintenance‑related issues promptly. • Perform repairs on electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds per state guidelines. • Conduct general carpentry work including wallboard, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. • Ensure work order system accuracy and timely completion to company standards and tenant satisfaction. • Complete maintenance requests within 24 hours; notify Property Manager and resident if delays occur. • Monitor emergency on‑call/after‑hours assignments and participate in on‑call rotation as needed. • Conduct pre‑move‑in and post‑move‑out inspections to ensure quality turns. • Mentor and train maintenance team members. • Maintain professional demeanor and appearance; promote same standards to the team. • Communicate promptly with Property Manager regarding all maintenance issues. • Solicit and monitor suppliers and contractors for compliance with company policy. • Collaborate with Property Manager to ensure compliance with company, ownership, state, and federal policies and standards.

What You Bring
Applicants must hold a high school diploma or equivalent and have at least five years of experience in property management or a related field. They should possess broad knowledge of plumbing, electrical, HVAC, appliance repair, and general maintenance, as well as experience with renovations or minor construction. Strong customer service, communication, organizational, and time‑management skills are essential, along with basic math abilities and proficiency with standard office equipment. • High school diploma or equivalent. • Minimum five years experience in property management or a related field. • General knowledge of maintenance repair and service (plumbing, electrical, appliance repair, HVAC, general maintenance). • Experience with renovation, rehab, or minor construction. • Ability to read, write, and understand English. • Proficiency with office equipment (telephone, computer, printer, copier). • Excellent customer service and interpersonal skills. • Strong organizational and time‑management abilities. • Ability to multitask. • Ability to perform basic mathematical functions.
