Tasks
-Plan, coordinate, and execute facility improvement, renovation, and construction projects from initiation through completion. -Maintain project documentation, warranties, as-built drawings, and post-completion evaluations. -Ensure all projects are completed safely, within scope, and in compliance with HOA and regulatory requirements. -Solicit, evaluate, and negotiate bids and contracts for facility-related services (landscaping, electrical, pest control, lighting, and mechanical services). -Maintain records of permits, licenses, and compliance documentation. -Monitor drainage and irrigation systems to ensure proper water management and environmental compliance. -Supervise contractor performance and ensure all work is completed to HOA standards and within budget. -Manage repairs, service contracts, and vendor performance for building systems, including HVAC, electrical, plumbing, lighting, irrigation, and security systems. -Proactively oversee maintenance and repair of community roads, sidewalks, storm drains, lakes, and lagoons. -Staff Supervision & Team Coordination - Supervise maintenance staff and technicians. -Direct and oversee the daily operations and preventative maintenance of all HOA-owned facilities, structures, and equipment. -Ensure all facilities comply with federal, state, and local safety, environmental, and accessibility regulations. -Assist the General Services Manager in developing annual operating and capital budgets related to facilities and infrastructure. -Coordinate water pump station operations, inspections, and compliance with county and state regulatory standards. -Oversee implementation of risk mitigation measures related to community facilities and infrastructure. -Manage street lighting systems, ensuring full operational capacity, proper timing, and safety compliance. -Provide training, guidance, and performance evaluations to ensure safety, professionalism, and operational excellence. -Coordinate maintenance schedules and staff coverage for community events and emergencies. -Serve as the on-site project manager for capital and infrastructure projects, overseeing contractors, engineers, and inspectors. -Attend committee and Board meetings as needed to report on facility operations, project updates, and budget status. -Maintain positive working relationships with external vendors, inspectors, and regulatory agencies. -Develop and implement long-term maintenance and replacement schedules for major systems and infrastructure. -Maintain comprehensive facility logs, inspection reports, and maintenance records for all assets. -Prepare detailed scopes of work, budgets, and timelines for approval by the General Manager and/or Board of Directors. -Solicit and evaluate contractor bids, review design and engineering plans, and ensure adherence to HOA standards, codes, and specifications. -Serve as a primary liaison between the HOA, contractors, and residents for facility and project-related matters. -Communicate maintenance schedules, repairs, and closures clearly to the community. -Identify and implement cost-saving measures through proactive maintenance and efficient vendor management. -Track expenses and prepare cost analyses, forecasts, and recommendations for capital improvements. -Track project progress, budgets, and change orders, providing regular reports and updates to the General Services Manager and General Manager. -Conduct regular safety audits, fire inspections, and emergency preparedness drills.

What You Bring
-Demonstrated project management and budgeting skills. -Regular exposure to outdoor environments, varying weather, and moderate physical activity. -Licenses & Certifications (Preferred): -Excellent communication, organization, and leadership abilities. -Ability to manage multiple priorities and respond effectively to emergencies. -Valid driver’s license and clean driving record. -Working knowledge of OSHA, ADA, and local building codes. -Bachelor’s degree in Facilities Management, Construction Management, Engineering, or a related field (preferred). -Knowledge of environmental and water management systems, including pumps, irrigation, and stormwater infrastructure. -Certified Facility Manager (CFM), Facility Management Professional (FMP), or Project Management Professional (PMP). -OSHA Safety Certification. -Minimum of 10-15 years of experience in facility operations, property management, or project management, preferably within a resort, private club, or HOA environment. -Proficient in Microsoft Office Suite, project tracking, and facility management software (CMMS). -Proven experience in managing capital projects, contractor performance, and preventative maintenance programs. -May require working evenings, weekends, or holidays during emergencies or special events. -Strong understanding of mechanical, electrical, and building systems.
