The Role

Overview

Maintain and repair building systems to ensure optimal performance and tenant satisfaction.

Tasks

-Clean, inspect, calibrate, and replace parts on HVAC systems and associated equipment to ensure optimum performance levels -Monitor quality and pricing of maintenance work performed by outside contractors and evaluate vendors for competitive pricing -Record equipment readings and make necessary adjustments to ensure proper operation while maintaining accurate documentation -Review monthly client service request summaries to identify and correct recurrent operational problems -Comply with departmental safety policies for hazardous materials storage, usage, and disposal while maintaining a clean and safe workplace -Operate, maintain, troubleshoot, and repair facility equipment across all building systems with focus on technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) -Perform preventative maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain applicable standards

What You Bring

-Ability to read and interpret technical manuals, blueprints, and equipment specifications -Strong attention to detail for accurate record-keeping and equipment monitoring -Professional certifications in relevant trades or building operations -Experience with computerized maintenance management systems (CMMS) -Knowledge of safety protocols for hazardous materials handling and workplace safety standards -Multi-craft skills across electrical, HVAC, plumbing, and mechanical systems -Technical expertise and certification in at least one craft area: Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations -Previous experience in commercial real estate or facilities management -Proven experience in facility equipment operation, maintenance, and repair -Strong troubleshooting and problem-solving skills for complex building systems -Vendor management and procurement experience -Knowledge of building automation systems and control technologies -Experience with inventory control and purchasing processes -Physical ability to perform maintenance tasks including lifting, climbing, and working in various environmental conditions
