Tasks
-Prepare weekly and monthly reports -Manage resident relations, conflict resolution, and retention efforts -Take pride in the apartment community; visually inspect and address areas of concern, keep community clean and report service needs to maintenance team members -Interface with leadership on occupancy data and service KPIs -Build relationships with residents through courteous and timely response to needs and concerns -Submit invoices for payment promptly -Maintain open communication with vendors and contractors concerning work scheduling, billing, vendor relations and certificates of insurance -Ensure compliance with Fair Housing, OSHA, and company policies. -Work closely with Maintenance Supervisor to monitor and schedule make-readies and other maintenance activities like capital projects progress, and preventive maintenance programs -Oversee the screening process and vetting of applicants for credit worthiness -Lead a high-performing team to achieve occupancy, rent growth, and customer service goals -Maintain an organized environment even during busy times -Ensure that rent is collected and posted in a timely manner and bank deposits are made immediately -Meet financial targets by setting rents, collecting revenue, and controlling expenses. -Provide comprehensive feedback to all team members, document and facilitate disciplinary procedures as necessary -Oversee day-to-day business operations of the community -Assist in the hiring process by vetting candidates to select viable candidates -Prepare and execute community budget -Inspect and touch up model and vacant units. Responsible for maintaining work area and office cleanliness -Think safety first and ensure that unsafe conditions are corrected promptly -Report liability and community incidents to the required distribution group -Provide outstanding customer service to residents and future residents -Hire, train, and supervise all team members through a positive mentoring approach -Suggest rental rate recommendations to Regional Manager -Assume responsibility for office and model apartments opening on schedule and in excellent condition -Drive occupancy and NOI through strategic marketing and leasing -Prepare operating budgets and maintain vendor relationships -Visually inspect/prepare entire property (office, models, compactor, vacant, curb appeal and amenity areas) daily for cleanliness.

What You Bring
-Knowledge of Yardi or other industry software preferred -Working knowledge of Affordable Housing programs -Able to multitask and meet deadlines in a timely manner -Willing to work flexible schedule including weekends and holidays -Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies -Dynamic team leadership and communication abilities -Proficiency in Microsoft Office (Word, Excel, and Outlook) -Three or more years of experience in property management with at least one year as a Community Manager -Must be able to walk the property which includes climbing stairs -High School diploma or equivalent; bachelor’s degree preferred -Working Knowledge of Fair Housing Laws -May be required to lift to 25 pounds without assistance -Have a strong working knowledge of the market and comps
